362 +/- acre Colorado ranch for sale located at the base of the Sawatch Mountain Range just below the Continental Divide between Buena Vista and Leadville. Elevation ranges from 9400 feet to just under 10,000 feet consisting of tall timbered ridges and hillsides at the upper elevation dropping down through expansive aspen groves, springs and ponds to the grassy meadows and sage brush flats on the lower end. The ranch borders public land on three sides sharing approximately 4.5 miles of boundary with the BLM and National Forest providing direct access to over one million acres of public land in the San Isabel National Forest, including the land from the ranch boundary to the shores of the 2,700 acre Twin Lakes, 1/2 mile away. The ranch offers excellent hunting opportunities for elk, deer, antelope, and occasionally moose in GMU 48 and typically receives 3-4 elk and 3-4 deer tags annually through the Land-Owner Preference Program. There are good roads through the ranch providing access to all areas. Multiple springs on ranch create lush areas of grass and cover for wildlife and water for three ponds, one stocked with trout. The shell of an old cabin stands as a reminder of the property's early history and offers a perfect building site with power and well in place. The ranch is not encumbered by covenants or conservation easement leaving opportunities to develop or conserve the property to benefit of the new owner. The nearby towns of Leadville (17 miles), Buena Vista (22 miles), and Salida (45 miles) offer all the necessary amenities including FBO airports, historical districts, dining, groceries, and more. Commercial flights are available 2.5 hours from the ranch via Denver International Airport or Colorado Springs Airport.
